Where it is

The area lies south of Forest Hill Boulevard, between Palm Beach Polo and the Olympia community, on both sides of State Road 7. The mall property, which the village says is “often referred to as the ‘egg,’” covers about 97 acres and holds about 1.23 million square feet with 150 stores, according to the village’s Wellington Green and State Road 7 page.

The village’s neighborhood layer names the communities around it: Villagewalk (about 950 residential addresses, on Lyons Road east of Olympia), The Estates at Wellington Green, Camden Court, Castellina and Oakmont Estates, plus apartment buildings near the mall that the layer does not name. On the address layer, 57% of the residential addresses are multifamily homes and 43% are single-family houses.

What the village is planning

The village says the mall’s assessed taxable value, set by the Palm Beach County Property Appraiser, declined each year from 2017, from $245 million to $74 million in 2024, before leveling off. In 2019 it hired the Treasure Coast Regional Planning Council to study the market and possible redevelopment of the mall and the State Road 7 corridor, with a 2022 update; the studies are posted on the village’s page. Zoning applications for the area appear in our building permits and zoning guide.
